Realtracs is fighting for cooperation, and we’re committed to ensuring all agents have access to all listings in the Realtracs system. Here’s what’s up with cooperation at Realtracs.
While brokerages innovate on how and when to market listings, Realtracs ensures all agents can access those listings in the Realtracs system. Listings with either Realtracs Exclusive or Public Distribution marketing preserve cooperation between listing and buyer brokers. Both options support sharing listings with other brokers. We have over one thousand Realtracs Exclusive listings in our market area. Our brokers and agents see all of them.
We also revised our rules to support cooperation. Incomplete listings no longer meet the standards needed to facilitate cooperation. We now require listings to be published to comply. We actively monitor listing data across multiple systems to ensure rules that support cooperation are followed and apply penalties when they are not.
Finally, we have been working on data licensing agreements (DLAs) for the past six months. They are designed to preserve cooperation, provide transparency into how listing data is used, and ensure licensed data is not used in ways that undermine the environment our customers depend on.
What’s Next?
In the coming months, we have more work to do in our fight for cooperation. This is a brief preview:
- We’ll continue to refine our rules compliance processes as we learn what is and is not working.
- We’ll continue to enforce the terms of our data licenses and complete the data licensing work for the remaining data consumers.
- We’ll monitor third parties for practices that compromise cooperation or facilitate bypassing the MLS. Organizations engaging in these practices will not be eligible to receive Realtracs data under a DLA.
Oh, and let’s not forget: We’ll open access to the Realtracs network across the United States (tell your friends!). More listings. More access. More choice. And a bigger network built around cooperation.
